Hope everyone had a great weekend.
I spent a bit of time out and about during the Super Bowl and it was kind of amazing how quiet town felt.
But for those of you who watched, hope it was a good show.
As we slowly roll out of winter, it’s not peak tourist chaos… but behind the scenes? Construction’s moving, businesses are reshuffling, and the city calendar is packed enough to keep things interesting.
Here’s the rundown for the week ahead:
Napa Real Estate: Sellers Blinked. Buyers Didn’t Pounce (yet)
You know what I like to do as my form of doom scrolling?
Window (or I should say screen) shopping the real estate market.
I love to browse. And I’ve got a bunch of friends in the industry. And honestly, I just find the market fascinating - especially right now.
Ok sorry, this is going to get a little financial-heady for a second. but… here’s a couple key trends I am seeing in our local market…
1) Sellers are coming back to Earth (a bit).
Napa County’s median listing price was about $1.20M in January 2026, down from roughly $1.41M in September 2025.
Call it about a 15% drop since September. For an asset class that’s ‘supposed’ to grind up like 3% a year, that’s definitely notable
Here’s also the Price Reduced listings (count), month by month, pulled straight from FRED:
Sep 2025: 128
Oct 2025: 134
Nov 2025: 96
Dec 2025: 56
Jan 2026: 56
So…these price cuts are real - not just headlines.
Sellers still want their number… but some are adjusting when the market doesn’t bite.
That doesn’t mean that real estate is suddenly “easy” - it just means the big wave of cuts happened earlier, and now we’re in the slower grind where sellers either (1) price right up front, (2) pull the listing, or (3) just… stubbornly wait.
And yes - rate cuts are part of the backdrop.
The Fed started cutting rates in late 2025, and continued with additional cuts after that.
But the key point if you are in the market: rate cuts can help at the margins, yet buyers don’t instantly stampede back - especially when prices are still high and everyone’s already been trained to expect “maybe it gets cheaper if I wait.”

The abandoned county campus is becoming 162 homes
So you know that old Napa County Health & Human Services campus on Old Sonoma that’s been sitting there forever like a ghost town with terrible landscaping?
It’s finally getting turned into something. And the “it’s happening” proof is simple: demolition is underway.
Here’s what’s actually planned:

162 for-sale homes total (the project name is The Crescent)
A big portion is deed-restricted meaning price caps for decades
About 9,500 sq ft of small commercial space (think neighborhood-serving, not a mega mall)
The site is 8.6 acres, so this isn’t a tiny infill - it’s a real neighborhood-size change
Why you should care (even if you’re not in housing):
More homes here means more daily traffic patterns shifting on Old Sonoma Road. This part of town will obviously be more active and will bring a new flavor to South Napa.
I imagine it will be a welcomed change in the neighborhood once it’s all said and done.
What to watch for next:
After demo, the obvious next beats are site prep, utility work, and the some “this is getting loud now” phases. I’ll keep an eye on it because once the heavy work starts, it’ll go from “quiet project” to “everyone has an opinion” pretty fast.
Downtown Musical Chairs

1) Rancho Gordo just opened a new downtown Napa spot.

Rancho Gordo - New Location
The fanciest beans in town just got a new Napa storefront.
Rancho Gordo is now open at 1350 Main St.
(Right next to that furniture store that has been running a going out of business sale for 18 months)
And yes, it is that Rancho Gordo - the “why do these beans taste better than mine?” spot. I swung by this past weekend and they had tortillas too, which feels dangerously convenient.
Real talk: I haven’t personally done the full Rancho Gordo deep dive yet, but I keep hearing it’s awesome. And it’s not even some dramatic move - it’s still close to the old Yajome spot, just in a space that looks way more modern and clean.
The move: if it’s on your daily commute or your downtown walk and you’ve been wondering when it’s coming back, this is your moment. Go in, grab something, and act like you were ahead of the curve.
2) Naysayer Coffee is doing a second location in town

Naysayer - New Location
Naysayer Coffee opened a second shop at 2022 Redwood Rd. - basically the errand-zone (Down the street from Trader Joe’s / Whole Foods / Target and across from Redwood Plaza).
Not a premium location, but just about.
If you’ve never been…Espresso is a big focus.
They’re pulling shots on a Slayer Steam EP (fancy machine, consistent results) with Mahlkonig grinders - aka they’re not winging it.
The move: next grocery run, when you’re walking out of Target feeling spiritually depleted, swing by and grab that espresso - I just ask that you think of me after that first sip :)
